The Long and Winding Road
Our commercial property confidence survey for Q4 2008 has been completed. Confidence in all sectors has plunged to its lowest level since the surveys began in 2006. It is our twelfth quarterly survey covering Auckland, and for the first time the survey has been extended to include Wellington and Christchurch. The survey asks investors and other market participants whether they think, from the point of view of property investors, that market conditions will improve in the next twelve months in the three main sectors – office, industrial and retail. I See Red
One of the more telling charts from the Reserve Bank’s comprehensive Financial Stability Report issued this month shows overdue debts to merchants, manufacturers, and builders growing sharply. Other signs of business stress illustrated in the report include much reduced profitability compared to three months ago. Hanover Finance's press release saying, 'the industry model has collapsed' puts it succinctly, and foreshadows problems ahead for the remaining operators in this sector. After the Goldrush
Another month, another finance company or two running short of cash. The Reserve Bank's data (Financial Stability Report May 2008) showing over $1bn withdrawn from finance companies in the nine months to March, succinctly illustrates why mezzanine funding is conspicuous by it's absence today. With term deposits at mainstream banks offering over 8.5%, it's not hard to see why re-investment rates in finance companies are low. Download our full report for more.

Knock Knock Knocking on Credit's Door
The current downturn is like no other we have experienced. Typically we look for an explanation
in one of the key indicators - rents and rental growth, occupier demand, vacancy – but when we do that, we find them, by and large, as strong as this time last year. While these basic building blocks of value still look sound, however, investor and vendor expectations have moved apart, for reasons more to do with debt finance than property market fundamentals, causing a slowdown in transaction volume. Cautiously Pessimistic
This month we released our Auckland CBD Office Market Indicators Report and our March Investors' Confidence Survey. The CBD data suggest that record low vacancy, combined with low levels of near-term new supply, almost all of which is precommitted, will insulate the market from precipitous falls in rental or capital values.
