What we’ve done is continue the slow – very slow – climb out of recession into growth, but in property market terms there are some key differences between the current, and previous, recoveries. Typically in the past, commercial property market cycles have followed similar cycles in the three main centres. 2010 could be remembered as the year when city cycles started going at different speeds, and one or two were seen to wobble.

New vacancy data for the metropolitan Auckland office markets this month show an encouraging trend. Just as economic decisions such as the setting of the Official Cash Rate have a lag time before they have any effect, so the impact of minimal new suburban office supply since 2008 is at last manifesting itself in reduced vacancy.

The number and value of settled sales of commercial property over $2m for the year to September in the three main centres is around $1.5 billion, in over 200 transactions. While the market is clearly active, it is less than half the activity, whether measured by number or value of transactions, in the year to September 2007. From our knowledge of recent transactions we expect a strong finish to the year as these deals settle.

This year’s budget promises to be the most significant for commercial property for many years. While there are potential positives in terms of, for example, reduced personal tax, attention is now focused largely on the possible removal of building depreciation allowances. The tax working group note that if empirical evidence shows that buildings do not depreciate in value then removal of allowances should be considered. Our data suggests that buildings, or at least commercial buildings, do depreciate. Property owners will be hoping that the budget reflects this view.
