What should the local property market make of all the economic volatility and growth downgrades overseas? To a basic non-economist it means confidence will falter once again, and debt will become harder to find, not helped by New Zealand’s change of credit rating. The effect of that is not just on the property supply (ie development/investment) side of the equation but also on the demand side. Businesses holding back on investment and hiring decisions are less likely to want to move to new premises. Every participant will need more equity to make things happen.

Making Plans - September Monthly Research Report
Plans are being produced at a considerable pace in both Christchurch and Auckland. The draft Auckland Plan is finished although not yet published. It is intended to be a plan for better co-ordination and better investment, not just a land-use plan. It precedes and will influence the new Unitary Plan, or District Plan, which should be largely complete by the end of the next year. These are each massive pieces of work and have significant implications for residents, businesses, land owners, and investors.

Quality Pays In The Capital - August Monthly Research Report
We monitor around 1.27 million square metres of Wellington CBD office space. Our new survey reveals that while vacancy has remained stable in the first 6 months of 2011, rising only marginally from 9.9% to 10.0%, an increasing proportion of vacant space is concentrated in C grade properties.

Government Joins Office Efficiency Drive - May Monthly Research Report
The Government’s focus on using its office accommodation portfolio more efficiently includes setting a target of around 16m2 per full time equivalent (FTE) across the portfolio. Positive Momentum - April Monthly Research Report
Total returns for commercial property as measured by the PCNZ/IPD Investment Index in the chart to the right show a pleasingly cyclical nature. The stability of the income returns shown as blue bars through the period illustrate one reason why commercial property is less volatile then residential – the income returns (effectively the cap rate ) – continue through thick and thin and investors are not reliant on capital gains to make the investment worthwhile.

Industrial Recovery On Track - March Monthly Research Report
Industrial vacancy in Auckland has shown another sharp decline, reducing to 5.2% overall from 6.6% in August 2010, and 7.1% February 2010. Factors contributing to the reduction are modest rise in demand combined with virtually no uncommitted supply. The reduction was reasonably consistent across Auckland with eight of the ten monitored precincts falling, only New Lynn and Mairangi Bay increased.
