However, because it was on three titles, it would also suit a developer wanting to make the most of the site and its location.
Popular with tenants and owners because of its proximity to Porirua and being only five kilometres from Wellington, Grenada has already lured likeminded businesses to the area.
Food manufacturer and processor Westmeat intends to vacate early next year to concentrate on its plants in other parts of the country.
Offers for the property, which has a capital value of $1.9 million, close at noon on December 9.
