WELLINGTON investors have bought a building on Masterton’s ‘‘No 1’’ corner, formerly owned by property mogul Sir Robert Jones.
Colliers International agent Chris Gollins sold the property for nearly $900,000 on a net rental of $88,000 for Wairarapa-based vendors.
The property was 90 per cent leased on the ‘‘busiest corner in town’’, which provided it with good foot traffic, Mr Gollins said.
‘‘It was very well built in the 50s and still meets all earthquake requirements. I wish we had more of these sorts of properties.’’
He said most of the tenants had ‘‘shortish’’ lease terms but the property was anchored by Hannahs on long lease and some tenants who had been in the building for many years.
‘‘There’s very strong investor demand at the moment for properties with an obvious future.’’
The building was built in the 1950s for Government Life, and its 957 square metres of space is occupied by a mix of office and retail tenants.
The most prominent tenant, Hannahs, occupies the prime corner position on the Bannister StQueen St intersection.
Mr Gollins once managed the property when he was employed by Sir Robert. The veteran property investor owned it for many years from the 1970s. ‘‘Bob bought it because of its obvious key northfacing site and style.
‘‘The new owners are starting an immediate refurbishment programme, and it will respond very well. This is prime heartland and smart investing.’’
