A former rest home property in Hawera, South Taranaki, is on the market for sale, offering an opportunity for a buyer to develop the site and add value.
The former Ngahuru Home, on a 2.2ha site at 50 Gladstone St, Hawera, is for sale by deadline private treaty closing on November 1, through Michelle Spiers of Colliers International on behalf of Presbyterian Support Services.
The 1650m2 building provides 41 rest home beds, which include eight “premier” rooms and eight independent living units, situated within a quiet residential area on the fringe of Hawera adjoining a reserve.
Originally built in the 1950s, the building is a converted hospital which has been developed and extended over the years, says Spiers.
“The property is very well laid out and set in attractive established grounds, with the facility meeting all the standards required for hospital-level care. It therefore lends itself ideally to a variety of uses including rest home, hospital or allied health uses, and could also be modified for other accommodation such as a motel, home stay or guest house.”
The building provides double and single rooms, a full kitchen and dining area and laundry, as well as a brand new entrance area and modern offices. A small cottage is also on site, along with a garage/workshop.
The property also includes surplus land which may lend itself to further development, Spiers says.
“It’s a unique property offering which lends itself to a variety of uses, and as such we expect it to appeal to buyers who are keen to take advantage of the development potential and add value to the property,” she says.
Hawera is South Taranaki’s largest town, known for its excellent residential and lifestyle options. The region’s economy is driven by natural resources, with oil and gas reserves and sheep, beef and dairy farming providing a large source of jobs. Fonterra’s Whareroa dairy factory, the southern hemisphere’s largest single-site dairy factory, is located just two kilometres south of the township.
