He takes a strategic role in advising private and institutional developers and landlords on project leasing options. He also actively helps Australian retailers identify strategic opportunities to launch their brands in the New Zealand market.

Since starting with the national retail team, Leroy has successfully completed a large number of leasing transactions in both bulk and convenience retail developments throughout the country. Leroy has also been involved in the sale of a number of retail properties and developments he has leased.

Successes include taking a leading role in leasing convenience retail projects in Auckland, Pukekohe, Tauranga, Hamilton, New Plymouth, and large format  retail centres in Auckland, Hamilton, Tauranga, Hastings, Napier, Palmerston North, Wellington, Nelson, Christchurch, and Invercargill.

Leroy has extensive knowledge of both convenience retail, and large format  retail opportunities in most major centres throughout New Zealand.

Colliers Essentials | Auckland Retail Report | First Half 2021

Vacancy rates across Auckland continued their upward trend over the second half of 2020 due, primarily, to movement with the strip retail sector. Overall vacancy reached 4.5% in December up from the 3.3% recorded a year earlier. Overall strip retail vacancies (incl. suburban strips) have increased to a record high of 8.5%, up almost 15,500 sqm compared to the same time last year.

Colliers Essentials | Auckland Retail Report | Second Half 2020

The retail sector has been significantly impacted by the trading restrictions associated with lockdowns, putting pressure on cashflows. Vacancy rates have begun to increase in response with Auckland’s overall rate rising to to 3.8%% (approximately 67,000 sq m) compared to the 3.3% recorded six-months prior. Vacancy within the CBD increased from 2.1% to 2.8% an increase of 1,200 sq m of additional vacant space.
