Colliers’ pick of the top residential areas for medium- to long-term growth

Each year our residential experts release their prediction of the best areas to invest for price growth for both owner-occupiers and investors, over the next two to five years.

The areas are selected based on changes or improvements that are either already underway or in planning stages.

Pete Evans, National Director of Residential Projects, says these changes make the areas more desirable places to live, which leads to price growth over time.

“This year’s list is focused on Auckland and is not just low-priced areas that can grow from a low base, but areas that continue to be sought-after due to the lifestyle offered and will continue to experience value growth despite market conditions,” Evans says.

“During the past two years developers have been primarily focused on creating affordable supply for first home buyers and investors.

“However, rising interest rates throughout 2021 that are projected to continue into 2022 means the historically low rates that made purchasing more accessible for this market are no longer available.

“The focus in 2022 will shift to a balance that includes supply of affordable suburban homes with more mid-market and upmarket options coming to the market.”

Top 10 Auckland areas:



  • One of three centres outside of the CBD prioritised for growth through to 2050 according to Auckland Council.
  • Southern CBD that includes retail, office, accommodation, and education.
  • New transportation hub now established.
  • Residential development includes neighbourhood to the south with 200 homes recently completed and civil works underway for a new masterplanned community of 450 dwellings further south on Kerrs Road.


  • Puhinui Station recently completed, unlocking fast, frequent, and easy connection to the CBD and Auckland Airport, which will become more relevant and advantageous in 2022 and beyond
  • Revitalised Papatoetoe Mall that includes extension and refurbishment of the New World
  • New residential developments include 2.5ha being developed by Eke Panuku and Avant Group, plus private developers converting established houses into much needed terrace housing and apartments.

Mount Roskill

  • Substantial amount of residential construction underway, including a government-led project that will bring 11,000 new homes to the area over the next 10 to 15 years.
  • This suburb is centrally located and currently it is largely a construction zone so now is the time to act.
  • For buyers who can see the vision and act accordingly there will be medium to long-term lifestyle and financial benefits.


Onehunga Mall

  • New apartments, mixed-use developments, and industrial projects all underway.
  • Onehunga Mall Club will add retail and 102 residential apartments to Onehunga Mall.
  • Plans are in place to add approximately 6,000sq m of additional tenancies, including retail and hospitality to the Dress Smart and Waiapu Lane blocks.
  • Upgrade of the waterfront will become the Wynyard Quarter of the southern corridor in time.


  • City fringe residential suburbs continue to perform strongly.
  • Great local amenity and transport options, including the new City Rail Link.
  • The return of sport, concerts, restaurants, cafes, and bars will see Kingsland cement its position as an alternative to less affordable suburbs of Ponsonby and Grey Lynn.
  • New residential developments such as The Electric will provide young professionals and more mature lifestyle changers the opportunity to live an exciting future in these cultural city fringe hubs.


303 Manakau Road Epsom 2

  • Established lifestyle suburb with double grammar zoning and a selection of private schools.
  • New builds in the area provide affordable alternatives to established houses that are now out of reach for most of the market.
  • Substantial lifestyle amenity with village retail, One Tree Hill, and Cornwall Park.


  • Vibrant retail and entertainment precinct that will continue to gain market share as a city alternative.
  • New residential developments such as The Domain Collection and The Foundation Village provide residential options for people at all stages of life.
  • Very appealing as a location for a secondary home with ample amenity within walking distance and proximity to the CBD.

Saint Heliers

  • The eastern bay suburb with its own beach and village continues to attract people of all ages.
  • Easy harbour drive to the city but with substantial local amenity, including recreation, retail, hospitality, and schooling.
  • Lifestyle options are even more sought-after as people continue to work from home.


  • One of three growth nodes outside of the CBD according to Auckland Council.
  • Intense residential development has taken place in recent years with land still available for more development.
  • Northern Corridor project is due for completion in 2022. This will provide a new interchange between the Northern Motorway and Upper Harbour Motorway, extra motorway lanes, new busway infrastructure and a cycleway.

Long Bay

  • The ultimate lifestyle option with its own coastal environment just 30 minutes from Auckland CBD.
  • Walkable local amenities are easily accessible, including convenience stores, restaurants, bars, the beach, and a regional park.
  • A range of housing options from the affordable to mid and upmarket, terraces, apartments and house and land packages.
