A wide range of versatile commercial space is available for lease at the former University of Auckland Tamaki campus, providing flexible options for small to large occupiers in what is set to become a thriving new mixed-use community.

The expansive property at 261 Morrin Road, St Johns, provides some 30,500sq m of commercial space across nine buildings, with access to more than 700 onsite car parks.

Tenants have the option to occupy some or all of the available space, which is ideal for small to large enterprises, corporate satellite offices, education providers, medical centres, coworking or fixed-term project space.

There are also two high-quality lecture theatres that would suit arts or events uses, such as a boutique conference centre, independent cinema or theatre company. A large, high stud mixed-use building also invites a range of potential uses, including retail, a gym or a creative sector hub.

The development will be delivered stage by stage over the next 10 years by Shundi Group, whose extensive portfolio in China and New Zealand includes the San He Yuan hotel chain and the iconic Seascape apartment tower in Auckland CBD.

Shundi Group has engaged Colliers International’s specialist commercial leasing team to seek new tenants for the existing campus space, to be known as ParkCity Valley.

Stow says the heart of the campus is a four-level commercial building that was purpose-built for the University of Auckland in 2004.

“The building provides 11,270sq m of space including multiple partitioned offices overlooking a full-height, triangular-shaped central atrium with a walkway and skylights.

“The high-quality fit out has a premium feel, with wooden shutters, extensive glazing and textured wooden panels providing a visual link between the atrium and offices.

“The exterior also makes quite an impression, with a distinctive curved façade featuring extensive glazing and a mix of concrete, brick and cedar batten finishes.”

The remaining commercial space is located across five H-shaped, standalone buildings originally constructed between 1993 and 1995.

Each building provides around 2,600sq m of space over three levels. The exteriors feature an attractive mix of glazing, textured concrete and brick.

All of the commercial buildings have comprehensive services include ducted air-conditioning, Kone lifts and access control systems.

The two standalone lecture theatre buildings, constructed between 1994 and 1995, both provide around 775sq m of space.

Each features an entrance foyer, amenities, ground-floor storage, and a theatre with a generous stud height of 5.5m to 6.5m. The exteriors are similar in appearance to the contemporary buildings on campus.

The final building is a two-storey structure providing 4,778sq m of mixed-used space, including warehousing with a stud height of 7.2m to 9.8m.
