Bare land for sale on pivotal corner site in Christchurch CBD overlooking Avon River



Dwindling opportunities to buy premium development land in Christchurch’s inner city is fuelling interest in a large site overlooking the Avon River and Victoria Square.

The 1088m2 of bare land was once home to the McLean Institute building, which traces back to runholder and philanthropist Allan McLean, who died in 1907.

The McLean Institute, the name of which was on the building on this site, was formed and incorporated by a parliamentary act, the McLean Institute Act 1909.
The building was irreparably damaged in the earthquakes and subsequently demolished.

Investment sales broker Philip Cooper of Colliers International says he’s fielding keen enquiry on the site because of its proximity to Victoria Square, the proposed Convention Centre, two hotels, and river views.

“It’s ideally positioned in what will become an important part of the city. Facing north, with the Avon River precinct winding past its boundaries, makes it a hugely attractive location. Land of this quality is becoming hard to locate now,” Cooper says.

“The site particularly lends itself to premium apartments, and any new development can be built to a height of 27m in line of the central city business zoning guidelines. The former high-end Victoria Square apartments were very popular and there’s a real gap for a new development because of their demolition. Alternatively, there’s a great land banking opportunity.”

The property is for sale by tender, closing 20 May.
