A sprawling ‘as is where is’ industrial property with a high holding income in sought after Wigram, Christchurch, is expected to be keenly contested.
The 20,313m2 site at 78 Treffers Rd comprises three standalone warehouses with two smaller service buildings and a large sealed yard. Charter Trucks, The Warehouse and Hagley Buildings Products all hold short term leases.
Industrial specialists Sally Ryan and Sam Staite of Colliers International are marketing the property.
The site is zoned Business 5, which is characterised by a wide range of both light and heavy industry, processing and warehousing.
“Located on the western side of Treffers Rd, it’s a relatively flat contour and conventionally shaped. The large sealed yard to the rear of the site offers an excellent container and goods storage area while the drive around access provides for efficient site flow. The ample staff car parking at the front of the property is away from truck movements and works well from a health and safety aspect,” Mrs Ryan said.
She said the recent significant roading projects had increased the popularity of this location.
“The new Southern Motorway has greatly enhanced travel time to Hornby and the south. The new fly-over from Wigram Road to Birmingham Drive, which is currently under construction, will link Wigram with Middleton and will improve traffic flows in the area.
“This area of Wigram was largely developed through the 1990s and 2000s and houses a wide range of local, national and international businesses that are generally light use industrial. The new Wigram Business Park, which is just ‘a stone’s throw, from this property has recently sold out and typically comprises of very high quality industrial buildings.”
She said any prospective buyers would need to carry out their own due diligence but the owners have had exhaustive reports done on the land and buildings which they would make available to prospective buyers.
The property is for sale by deadline private treaty, closing December 10.
