Best industrial site in Auckland for sale in strategic Wiri

Substantial 10ha freehold landholding in prime South Auckland location

A substantial 10ha property for sale in a strategic Wiri location is being billed as the best freehold industrial site offered to the Auckland market in years.

A substantial 10ha property for sale in a strategic Wiri location is being billed as the best freehold industrial site offered to the Auckland market in years.

Colliers International has been exclusively appointed to market Lot 1 of the former Wiri Quarry site on the corner of Roscommon Road and Vogler Drive in Wiri, South Auckland.

Expressions of interest on the ready-to-develop site close on Thursday, 14 September unless sold prior.

Colliers International Industrial National Director Greg Goldfinch says it is a once in a generation opportunity to acquire a significant landholding in one of Auckland’s most sought-after industrial hubs.

“This is without a doubt the best industrial site for sale in Auckland; there simply aren’t any other properties of this scale with these transport links available anywhere in the city,” Goldfinch says.

“The site is superbly located right next to the Wiri Inland Port, a short distance from both the Southern and Southwestern motorways, and within 10 minutes’ drive of the airport.

“Zoned for heavy industrial use, the freehold property offers abundant space for large-scale industrial activities, or can be further developed to suit smaller occupiers.”

Goldfinch says demand for industrial land is huge, with Colliers International research showing Auckland’s industrial vacancy rate is at its lowest since records began more than 20 years ago.

“This is an unmissable opportunity for developers and owner occupiers to acquire a substantial landholding in arguably the most strategic position in the Wiri area.”

Goldfinch says Wiri has become increasingly popular in recent years, and is widely regarded as Auckland’s freight and logistics hub.

The site is located by the Southwestern Motorway (State Highway 20), only 3km from the interchange with the Southern Motorway (SH1).

The recent completion of the Waterview Tunnel means SH20 now fully connects SH1 with the Northwestern Motorway (SH16), offering easier access to Auckland’s western and northern suburbs.

“The property offers excellent exposure to SH20 and the local arterials of Roscommon Road and Wiri Station Road,” Goldfinch says.

“It is also only about 3km from the Manukau City Centre and 7km from Auckland International Airport.”

Prime location next to Wiri Inland Port

Colliers International Industrial Sales and Leasing Director Todd Kuzmich says the adjoining Wiri Inland Port is a significant freight hub operated by a Ports of Auckland subsidiary.

“Situated within the heart of South Auckland’s major industrial and manufacturing area, the Inland Port brings New Zealand’s largest container terminal to the doorstep of local industry.

“Services range from a container shuttle service to a full supply chain offering. Importers and exporters can also collect and drop off containers directly at the Inland Port, which operates 24/7.”

KiwiRail’s main trunk line runs adjacent to the Inland Port, which offers three rail sidings.

“The Inland Port is served by a dedicated rail service that transports containers to and from the Waitemata seaport.”

Kuzmich says the wider Wiri area is home to a number of significant industrial developments and national tenants.

“The site is in the heart of Wiri, home to well-known businesses such as Ingram Micro, Kmart, Bridgestone, Frucor, Orora, Visy and many others.”

The area is well-served by South Auckland’s large labour force.

The lot for sale is part of a wider 40ha site that once served as the Wiri Quarry.

Previously quarried by Fletcher subsidiary Winstone Aggregates, the site has more recently been used as a distribution centre for sand and aggregate products from Winstone’s other quarries in Auckland.

Kuzmich says the site also played a key role in the construction of the Waterview Tunnel, which opened last month.

“The quarry site was home to a crushing plant, where rock excavated during the Waterview Tunnel project was processed for other uses including road foundations and backfill.

“Spoil from tunnel excavations was also used to fill the quarry in preparation for its future use as a prime industrial site.

“At the height of the Waterview project, more than 8,000 cubic metres of spoil was arriving at the Wiri site every day.”

Kuzmich says the former quarry has now been completely filled and stabilised.

“The work has been approved by certified earthworks engineers and the site will be ready to be built on when title is issued, which is expected in April 2018. The final step will be for a new owner to develop the site to its full potential.

“We’re expecting a lot of noise and excitement in the market regarding this opportunity, so we’re encouraging interested parties to get in touch early to avoid disappointment.”

Expressions of interest can be registered with sole agents Goldfinch and Kuzmich of Colliers International.
