A large manufacturing complex for sale in the heart of West Auckland’s industrial hub boasts an established national tenant on a long-term lease.

Colliers International is marketing the 8,275sq m freehold investment at 48 Bruce McLaren Road, Henderson, for sale by deadline private treaty.

Offers on the Light Industry zoned property close at 4pm on Tuesday, July 25, unless sold prior.

Colliers International Industrial Sales Director Matt Prentice says the offering boasts a 5,508sq m standalone industrial building on a new nine-year lease to established aluminium company Juralco.

“This outstanding investment was significantly expanded last year to cater for the tenant’s growing demands,” he says.

“The property comprises a highly functional standalone industrial building which could easily be split into multiple units the future.

“A desirably low office to warehouse ratio of 14 per cent makes it an attractive offering for manufacturing-focused tenants.”

Juralco, which has more than 50 years’ experience in aluminium home improvement systems, has invested significantly in its own office refurbishments.

The company is currently paying $574,767.86 plus GST in annual rent. Its lease is backed by a bank guarantee and includes a nine year right of renewal.

Colliers International Industrial Sales Director Andrew Hooper says the property is well located in the heart of the Henderson industrial estate.

“This top West Auckland location offers excellent future value,” he says.

“The Waterview Tunnel and Western Ring Route provide excellent access to north and south Auckland, making Henderson a great place to do business.”

Hooper says the site offers an easy wide access driveway opposite Corban Ave.

“It is well located close to the area’s main arterial routes of Lincoln, Great North Road and Henderson Valley roads,” he says.

“The surrounding businesses comprise a diverse range of distribution, light manufacturing and trade retail businesses, along with several pockets of commercial and residential properties.

“Notable businesses in the area include St Michael Industries, DSM, Unitech Industries, Westland Automotive and Tyres, the Hubwest Community Centre and West Motors.”

Josh Coburn, Director of Site Sales and Colliers International, says the property boasts high stud warehousing with access via multiple roller doors.

“The 2,847sq m main warehouse is of steel beam construction, supported by columns, with a stud height of 9m rising to 10m at the apex,” he says.

“Access is via roller doors to the northeast and northwest of the building.”

Coburn says the warehouse has been significantly refurbished and extended, with 365sq m of space added to the southwestern boundary.

“The extension has a stud height of about 6.15m, with access provided by a roller door.”

A recently completed second warehouse extension, adjoining the original warehouse, provides about 792sq m of column-free space.

The main entrance, at the northern corner of the site, has recently been refurbished by the tenant.

“The 8m high space features concrete external walls, an angled glass facade, and a dramatic staircase leading to the first floor offices,” Coburn says.

A total of 284.2sq m of office space is provided, including warehouse offices on the ground floor adjoining the amenities. 

A basic lunchroom, showers, toilets and lockers are available for staff.

Juralco is a privately owned New Zealand company established in 1960.

The company initially manufactured insect screens and now specialises in aluminium products including balustrades, louvre systems, gates, fences, showers, shutters, awnings, wardrobes and security screens.

Juralco has its own aluminium surface finishing facility, which uses sophisticated powder coating technology. This allows Juralco to meet stringent quality conditions and international standards for its customers.

The company has two New Zealand distribution centres in Auckland and Christchurch.

Juralco works with local suppliers as well as large scale projects like Special Housing Area developments.
