New residential community under construction metres from Mt Maunganui Beach
Bayfair’s skyline is rapidly changing as new residential development Salt comes to life at the beach end of Girven Road.
Salt will bring 71 new dwellings to the area in a highly desirable setting just metres from Mount Maunganui Beach.
Comprising a mix of 52 apartments, 19 townhouses, an early childhood centre and cafe space, Salt is set to become a sought-after residential and commercial address.
The development, by SNG Investments with build partner iLine Construction, is under construction and set to complete by early 2020.
Developer Paul Spillane says that it was rare to find a development site of this size and calibre in such a sought-after location and will be virtually unheard of in the future.
“We purchased the land in mid-2015 with the intention of creating a residential community that would allow more people to benefit from the lifestyle offered by this stunning Mount Maunganui setting.
“Tauranga has become immensely popular over the last few years with people being drawn to the area renowned for sunny weather, a beautiful beach and a more relaxed pace, but with good employment opportunities and a strong local economy.
“As the Mount becomes more populated we are seeing development move further east along the beach with the Bayfair area becoming a thriving suburb for permanent residents and visitors alike.
“The Salt development presents a really unique opportunity for people as it’s unlikely that a development of this size will happen again in a central Mount location.”
The Bayfair area has continued to expand in recent years with the shopping centre undergoing a $115 million transformation, of which the first stage opened in December 2018.
Just a five-minute walk from the Salt development, the newly improved Bayfair Shopping Centre will provide a new offering of local and international retail brands, as well as an alfresco dining laneway including the hugely popular craft beer and gastro pub Little Creatures.
Spillane says it’s great to see the community coming to fruition.
“We wanted to create a fantastic lifestyle opportunity for a diverse group of people with the flexibility to live there year-round or use as a weekend escape.
“Salt has been developed with tranquillity at front of mind, but with on-site and surrounding amenity providing residents with access to a vast array of entertainment and services without having to leave the vicinity.
“Of course, walking distance to the stunning white sand of Mount Maunganui Beach is the main attraction.”
Over three quarters of the residential component of the development were sold off plan by Colliers International in 2017, allowing construction to get underway.
Grant White of Colliers in Tauranga says that most buyers are owner-occupiers, either intending to live in the dwelling full-time or to use as a lock and leave holiday home.
“The mix of buyers is unbelievable, initially we thought it would attract an older demographic, but a lot of young couples have also bought.
“While 45 per cent of buyers currently live local, almost a third are Aucklanders who were attracted by the opportunity to secure a coastal property with the flexibility to use as and when suits.
“It was interesting to see over half of the buyers coming from outside the local area, demonstrating the huge popularity of the Mount as a lifestyle change.”
As construction reaches its final stages, the last remaining dwellings have been released.
A limited number of apartments and townhouses are currently being marketed by Colliers International in Tauranga.
The apartments are set to be delivered first in late 2019, followed by the townhouses, early childhood centre and café in early 2020.
