Crighton Anderson Property & Infrastructure team joined the Colliers International brand in 2015. The business was first established in 1996 by Executive Director Tim Crighton and brings a solid track record of complex valuations of rural, specialised and infrastructure assets and an enviable portfolio of long-term clients.

Dairy, Sheep & Beef

The team has significant experience in the preparation of valuations and reports for rural land and farm assets for corporate farming entities. These range from feasibility analysis for new acquisitions and land conversions to annual portfolio valuations for financial reporting purposes. We consider the valuation of farms on both a market approach together with consideration of the income approach and cost approach. We place significant effort into understanding the farming system, assessing the physical resource, the regulatory environment and taking a considered view of their future production.

Intensive Farming

We have completed recent valuations on intensive farming operations including piggery and poultry operations. Due to the specialised nature of these assets, with a limited potential buyer pool, we placed additional emphasis on gaining a thorough understanding of the industry and the relative strengths and weaknesses of the property we are valuing compared to other market participants. Typically, these properties are valued on cost approach and income approach.

Water and Irrigation

In recent years we have completed significant water management advisory work, as well as valuing and assessing major water schemes initiatives and proposals such as Central Plains Water, Moniototo Scheme, Lower Waitaki Irrigation among others. We have also assessed the impact on land values and advised on a number of water management and hydro energy projects on behalf of local and central government.


In the last three years, our team has valued forestry assets totalling over 300,000 hectares for over 60 clients with a value worth in excess of NZ $2.6 billion. Our forestry team has three registered valuers with over 100 years combined specialist experience in the valuation of forestry assets, all with extensive sector knowledge in New Zealand forestry operations. We can provide integrated land and tree crop valuation and advice as part of our services.

Specialist Assets

Within our team we have both the broad knowledge and the skill set to deliver successfully on complex valuation assignments nationally. Specialised property valuations are a particular focus for us. We apply a cross-disciplinary approach and conduct robust analysis that specialised asset valuations require due to their nature. Our comprehensive reports are well supported by a rich body of evidence around financial performance, current market and potential regulatory considerations.


Our viticulture specialists have over 50 years of combined experience in the sector. We provide valuations for financing, transaction advice and rent setting purposes. We also provide investment advice for purchase, sale and rental of existing going concern vineyards and proposed greenfield developments.


Our team has been involved in many large-scale compensation valuations with a particular focus within the energy and irrigation sectors. These assignments have encompassed work for a variety of public sector entities, territorial local authorities, iwi, publicly listed companies, private enterprises and individuals, including a number of major infrastructure sector and agribusiness participants. We are often engaged when the valuation outcome is likely to be contentious and needs to be defensible in Court. As both chartered accountancy and valuation experts we can produce independent robust dependable advice.


Our team has considerable experience supporting clients through the legal system process. We are highly regarded in the professional community and we are often engaged when the outcome is expected to be challenged in Court. We have been called upon for the provision of expert evidence in private arbitrations, the Land Valuation Tribunal, the Environmental Court, Board of Inquiry, Family Court and High Court.
